Project Update in Sacramento, CA

All generations of Massie & Company ownership have been a part of the three decades long development of, what we call, Oates Industrial Park in Sacramento, CA located at Florin Perkins Rd and Elder Creek Rd. In the early 80’s, Charles Massie and Buzz Oates acquired the land and began developing their signature tilt-up warehouses. Today, there are more than 50 concrete tilt-up and metal warehouses on the acquired land. Massie & Co has built over 30 of the warehouses, the last of which was completed in 2006. Massie & Company still owns and manages a small amount of these properties today. In fact, here are the most recent updates that Massie & Co has been a part of this year, as well as our plans for development on the last twelve-acre lot on Rovana Circle:
  1. The corner of Florin Perkins and Elder Creek holds one of our latest tenant improvement projects. A long-term tenant of ours recently vacated the 12,750 sq ft building. Whenever a tenant vacates one of our buildings, it immediately puts a range of follow-up actions into place. It is our highest priority to send our construction crew to the recently vacated location so that our team can carefully inspect both interior and exterior spaces in order to make appropriate improvements for a new tenant. Due to this particular unit being occupied by one tenant for over a decade, our team completely renovated the interior with fresh paint, lighting, and flooring. Our team also worked with J&S Asphalt to reseal the entire yard. This building’s yard of 9,000 sq ft is one of the most appealing factors about this site, because it is a perfectly sized, functional yard for small businesses. This space is available for lease.
  1. Another tenant also recently moved out of a 4,800 sq ft unit on Rovana Circle. Our crew quickly sprang into action and restored the unit back to a new condition for a future tenant to occupy as soon as possible. With two offices and two bathrooms, this unit can be divided into two 2,400 sq ft separate suites or taken as one complete suite. This location is available for lease.
  1. Lastly, Massie & Company is in the pre-construction phase on the last twelve-acre lot on Rovana Circle. We plan to build three Class-A tilt-up warehouses with multiple docks per building. There will also be plenty of yard per unit and space for truck parking. The warehouses will range in square footage: 60,000, 40,000, and 17,000. We are currently working through environmental reporting, however, we are pleased with the plan of action on this last existing lot, and we look forward to sharing the construction process as it progresses.
From small tenant improvements to ground-up construction, we are proud to expand the history of Massie & Company’s industrial development here in Sacramento, CA. Oates Industrial Park is one of many industrial parks that Massie & Co has been involved with throughout the decades. Since the late 2000’s, we have added general contracting to our scope of work. However, our roots in real estate development continues to give us great expertise to build for long-term benefit, not just the immediate need.
